K2CM managed the successful, fast track completion of Europe’s largest Mercedes-Benz car dealership, a new £75m flagship building, in Stockport. The three storey, 350,000 ft2 dealership, developed for Hong Kong based firm Lei Shing Hong, displays over 150 new and used vehicles indoors, with a further 300 cars outdoors and has a 32-bay servicing facility, body and paint repair centre, café, office space and canteen with extensive parking, landscaping and a new road junction.

The award winning dealership was built on a 10.5-acre derelict brownfield site. As a fast-track project, design was overlapped with construction which allowed the project to be delivered in 18 months from site possession to opening. K2CM’s early-stage activities involved working closely with LSH acquisitions team to carry out detailed feasibility discussions and the development of design options. This was followed by development of a planning application ahead of site remediation and construction.

 

K2CM lead the project team to achieve a tight programme with challenging milestones. We were able to successfully incorporate late design changes to Mercedes-Benz’s corporate rebranding to ensure the new facility met these new brand guidelines. Specific site challenges which we overcame included working in close proximity to a high pressure gas main; working alongside M60 motorway; diversion of a main drainage sewer running across the site; site-wide remediation & decontamination; party wall agreements; S.106 Works – new road junction & highway works.

This high-quality development was completed following a 12 month build and was delivered on time and on budget to an extremely high specification. It was a new development on the site of an existing car dealership and required demolition of the existing facility, land clearance and construction of a new Porsche dealership. The development delivered an 18 car showroom, a workshop accommodating 14 work bays, two specialist work bays, and two MOT bays and an external car valet facility.

K2CM were retained to provide full project management and commercial management services through the life of the project from inception to handover and operational readiness.

This site provided significant challenges through ground contamination, asbestos, potential flood risks and archaeological concerns as well as being constrained by the adjacent developments and additional environmental

issues. K2CM managed an extensive survey programme to inform both the planning application and design, including ecology, archaeology, arboriculture, geotechnical and asbestos surveys.

K2CM completed the Jardine Motor Groups’ flagship Jaguar Land Rover dealership located in Milton Keynes. The 45,000 sq ft dual brand facility incorporates an eighteen car JLR ARCH concept showroom with a twenty one bay workshop facility and roof deck car park.

During the projects design development, K2CM engaged a number of client direct order suppliers to coordinate and vocalise the clients’ own operational needs and aspirations. The early stage collaboration enabled the delivery of an efficient and functional facility, purposely designed to suit an automotive retailers own operational and business goals, whilst maintaining economic value. Whilst working with Jardine Motors, K2CM procured and managed the client direct order packages, which included, specialist furniture, IT & security and workshop equipment.

Jaguar Land Rover

K2CM were then commissioned to deliver two further Jaguar Land Rover projects in Wolverhampton and Tonbridge. The Wolverhampton JLR project is located across two parcels of land and incorporates an ARCH concept eighteen car showroom on one parcel and a twenty nine bay workshop on the other. The Tonbridge JLR scheme incorporates a further ARCH concept eighteen car showroom and twenty three bay workshop. Both schemes have their own unique challenges, from previous land use constraints to highways and boundary access limitations. However, given K2CM’s vast experience within the construction industry, combined with the skills honed within the automotive sector, any project challenge will be professionally planned and overcome.
