Flagship building

Nile House is an existing building in the centre of Brighton comprising three storeys of office accommodation with retail and commercial space on the ground floor. K2 were appointed to provide construction management services on the £10 million project to manage the addition of a new fourth floor, plus refurbishment of the entire building.

10% cost saving

As construction managers, K2 have worked collaboratively with the team and the client to ensure that there are significant cost and time savings. Since works started in September 2020, K2’s distinctive CM approach has allowed for the early introduction of specialist contractors to quickly progress the works, subsequently compressing the programme by six months with an estimated saving of circa £100,000 a month.

Flexible decision making

The construction management approach has allowed for much more flexibility when it comes to decision making, without the worry of extra charges for making last minute changes. When extending the building to create a fourth floor, the client decided not to install a temporary roof. Whilst main contractors would have encouraged this, it would have meant a significant cost to the client and a loss in rent and income by closing the retail space. As a result, retail and office space were able to remain occupied, delivering a saving of circa £100,000.
